Terms and Conditions


Bookings for self-catering accommodation are accepted subject to:

  1. availability
  2. receipt of the completed booking form and deposits

Deposits and Balances

A non-refundable deposit of one-third the total price of your stay is payable at the time of booking.

In addition, we request a deposit against breakages and damage of 200 per booking, which is payable with your main deposit and returnable to you on departure, provided that the Barn has been left in a satisfactory clean and tidy condition. (See Your Responsibility below ...)

The balance of the tariff must be paid 8 weeks before the date of arrival, "the due date". Time is of the essence in this respect. Non-payment of the balance by the due date shall be construed as a cancellation by you. We do not issue reminders as the due date will be given in the e-mail at the time the booking is confirmed. Cheques should be made payable to "The Warenne Barn".

Arrival / Departure Times

All bookings are from 3pm on the day of arrival until 10am on the day of departure.


A cancellation must be advised (in the same method used as that used by you when booking) as soon as possible.

The effective date of cancellation is the date (and if given by email at the time) of actual receipt, irrespective of technical problems.

For cancellations made within 8 weeks of the confirmed arrival date, no refund will be required by us. Any amount outstanding (except for the damages deposit) at the date of cancellation remains due and payable (see 'Insurance' below).

In the case of a cancellation, we will endeavour to re-let the Barn, but we are under no obligation to do so. If the barn is successfully re-let, we will make a 50% refund of the balance once paid (not including the booking deposit monies which is forfeit and for the avoidance of doubt becomes our property upon payment).

In all instances of cancellation, the payment of the damages deposit will be refunded or waived as applicable.

Your Responsibility

The Barn must be left in a clean and tidy condition on departure. You are responsible for the care of the Barn during your stay, and will be liable for any damage or breakages. All damage and breakages must be notified to us immediately and a confirmation received from us.

The damage deposit paid at the time of booking will be refunded on departure, less the cost of any extra extra cleaning, redecoration, repairs or replacements that we deem necessary. The damage deposit is not necessarily the limit of your liability.


We are not liable for any loss or damage to you or your belongings whilst staying at the Barn, and we therefore strongly suggest that you obtain your own insurance in respect of such matters. However, we maintain Public Liability insurance.

Public Liability insurance is held by us. For all other risks, you are strongly advised to hold your own comprehensive travel insurance, including but not limited to cancellation, public liability, loss of or damage to personal property and money, and personal injury.

Privacy and Access

Whilst it is our intention to provide you with a relaxing holiday environment, we reserve the right to decline accommodation or to require any member of the party to leave the Barn in the event of unacceptable behaviour, in which event no refunds are made. We will respect your privacy but retain the right to access to the Barn at any time, for example, in an emergency.


The person signing the booking form warrants that he or she is authorised to agree the terms and conditions on behalf of all persons in the party and in consideration of the acceptance by us of the booking he/she indemnifies us against any breach of these terms and conditions by him/her or any member of the party. The signatory must be a member of the party.

The maximum number of guests allowed in the Barn (excluding infants) is clearly stated in the booking form and no person other than those shown on the booking form may be accommodated unless confirmed in writing by us in advance.

The Barn shall not to be used as a venue for any event involving persons other than those authorised by us in writing.


Towels and bed linen supplied are strictly for use in the Barn and are not to be removed or used for any other purpose.


We regret that no pets are permitted except for guide dogs.
